It is essential that a property is well maintained and managed if a landlord is to generate a good rental income from it. A well-managed tenancy also serves to attract the right tenant, increases the chances of renewal and provides protection of a landlord’s investment in the long term.
However, maintaining a property to the standard required is a responsibility that can be both time-consuming and stressful, which is why you might want to opt for Butler & Stag to manage your property for you. As well as freeing you up to get on with your day-to-day business, our property management service is also the preferred option of tenants. In fact, most of our corporate clients insist on fully managed properties for fear of encountering unorganised or rogue landlords. As part of our Full Property Management service we will provide you with a designated property manager, who will already be well acquainted with your property. Their job is to ensure that your property is being occupied correctly and advise on any necessary repairs and dilapidations. As such, they will visit your property prior to and throughout the tenancy, giving you the ultimate in peace of mind. Your tenants will also feel safe and protected in the knowledge that there’s an emergency 24-hour phone number they can call if ever required, and that should repairs ever be necessary, we will always respond quickly and efficiently.
We can also offer additional services through our development and building services team, which includes: refurbishments, extensions conversions and decorative improvements.
Butler & Stag will work alongside our inventory specialist comparing the inventory carried out upon move in and the check out report. Whilst wear and tear is taken into consideration, other defects should be deducted from the security deposit staked by the tenants.
This can sometimes prove challenging however, our experienced and personable property managers are highly skilled when it comes to resolving disputes, ensuring that our landlords are always protected.
With your authorisation we will ensure a complete handover of all of the utilities (with meter readings) and council tax from your name to the new tenants. We can also handle payment of other related charges such as ground rent, service charges and tax.
You will receive monthly statements showing rental income and outgoings, an annual statement is also provided at year end, your accountant will be most impressed!
As your eyes and ears during the tenancy, we undertake two visits per year. We will advise tenants if a property isn’t being maintained in the correct way, this may be assistance with regular cleaning, condensation or damages that we need resolving.Damages are raised immediately with tenants upon each inspection, we pride ourselves on being fantastic mediators and are confident that most issues can be resolved with polite conversation. Unlike most agents, we will push for damages to be rectified during the tenancy and not at the end. This paves the way for a smooth check out.A comprehensive report, together with relevant photographs will be emailed to you following each visit.

Whilst managing your property we consider it to be our own, looking at expenditure through your eyes. Whilst we care about our tenants, we understand that we act for you and your interests must always be our priority. Our property managers are trained to screen all management issues by communicating with tenants via a process of elimination in establishing the root cause of the problem. Some problems can be solved via the flick of a switch or click of a button, saving our landlords vast sums of money.
Of course the safety of each tenant is paramount, as is their enjoyment of the property however, tenants may also be responsible for defective issues and it is our job to explain this. Picture the scene, we receive a call from a tenant experiencing a problem with a blocked kitchen sink. Whilst our property manager will be sympathetic to the problem, they will explain that if a contractor is dispatched and it is discovered that discarded food has caused the blockage, it will be the tenant that is liable for the call out charge. This will be the same if lights are reported as defective when it is only the bulb that needs changing.
Our contractors charge our clients at rates much lower than they offer the general public. Equally, we do not apply an administration fee nor do we receive commission from contractors carrying out general everyday maintenance and repairs. Acting on your behalf we are happy to engage your preferred contractor and settle accounts as and when they are received.
